Nothing below is a service level we invented for a brochure. It is what happens, in order, and you can hold us to it.

Buying

You will deal with one agent from the first viewing to the keys. Nobody hands you off.

  1. Tell us the real budget

    Including the number you would stretch to and the one you would resent. We work from the second one.

  2. See four, not forty

    We rule things out for you before you drive to them. If a listing is wrong for you we will say so on the phone.

  3. Offer with a position

    We tell you what the seller actually needs — timing, chain, certainty — so your offer is more than a number.

  4. Through to completion

    We chase the solicitors, the survey and the lender, and we tell you when something slips rather than when it is fixed.

Selling

One valuation, one price, and the reasoning written down so you can argue with it.

  1. A valuation you can check

    Three comparable sales, what each one did and did not have, and where yours sits between them. In writing, before you sign anything.

  2. Priced to sell, not to flatter

    We will not win your instruction with a number we cannot support. An overpriced listing costs you six weeks and a reduction.

  3. Viewings we attend

    Every viewing is accompanied by the agent who knows the house. You get feedback the same day, including the unflattering kind.

  4. Offers, in full

    Every offer is passed on with the buyer's position attached — funding, chain, timescale — so you are choosing between people, not just prices.

Anchor Realty has been independent since 2011 and intends to stay that way. There is no head office setting a listings target, which is why we will tell you to wait six months if waiting six months is the right advice.

The desk is nine agents, two sales coordinators and a valuer. Everybody covers the whole town rather than a patch, so the person who values your house is the person who has been inside the three houses it will be compared against.

We would rather lose the instruction than win it with a valuation we cannot defend.
